				<content:encoded><![CDATA[<p>The headline ‘Coast or Cheese’ in the Merimbula News last week caught my eye, I wondered what it meant. Liz McCormack wrote the article and she was reporting on a request by Councillor Kristy McBain at a Council meeting on January 16th regarding rebranding of the Bega Valley Shire to the Sapphire Coast Council, which was to also include financial data and the effectiveness of rebranding in line with the upcoming communications strategy.</p>
<p>As Liz McCormack states it is all about image and it may be up to the ratepayers to choose whether dairying, cheese and bucolic scenes of cows grazing best fits the Bega Valley Shire or is it an image of the coast, tourism and sapphire blue seas that would have more cachet?</p>
<p>What is the emotional value attached to a name change? Cr McBain feels this can’t be measured, she says “We are trying to attract businesses; we are trying to attract industry and we are trying to attract professionals and trying to attract bigger airlines.  From my point of view, Sapphire Coast is far more emotive than Bega Valley”.</p>
<p>For those property owners in major tourism areas such as Merimbula and with a flow on effect to Tura Beach, a rebranding of the Shire name to Sapphire Coast could have positive consequences. This may be more appealing to potential property buyers interstate , with the vision of sapphire blue waters, a coastal lifestyle and all it promises sea changers, emoted by the brand, rather than the image of the  Bega Valley Shire.</p>
<p>Market research is the best way to gauge which brand will work best for the Shire, according to Bruce Leaver, chair of Sapphire Coast Tourism. He said “The basic branding tenet is that a brand promises an outstanding experience to a desired market.  It is what makes the region standout from its competitors and motivates the potential visitor to come.“  He thought that regular exposure to the Shire’s name may be limited, with two thirds of the area’s domestic marketing coming from interstate and that any research should test the recognition factor in the name Bega.</p>
<p>Apparently a change of name is not a new idea, originally the previous Imlay Shire suggested it prior to amalgamation 30 years ago, and it has since been recommended to the council in 2003 by the Area Chamber of Commerce &amp; Tourism (as it was then known).</p>
<p>Cr McBain would like to gauge if local residents want to change the name via council’s social media, Facebook, the council’s website and through the print media. If you are a resident in Tura Beach and have an opinion, now is the time to let it be known.</p>

				<content:encoded><![CDATA[<p>Property Owners and those looking at property in Tura Beach will take note of a recent report in the Merimbula News that Merimbula’s property prices have shot up by 5.3 per cent in the last 12 months, the highest increase of any other major coastal tourist destination in NSW.  As reported by the Sydney Morning Herald Property Editor Stephen Nicholls  the figures indicated that the tide is turning for the coastal property market with bargain prices and strong rental returns encouraging buyers to again consider investing in holiday resorts. “Agents in many seaside villages say they have seen signs of improvements in the past six months,” Mr Nicholls reported.<br />
This is indeed good news for Tura Beach Property Owners and Purchasers as the knock on effect from Merimbula will definitely affect Tura Beach property values.  Holiday makers in Merimbula and Tura Beach often begin to think about purchasing a holiday rental investment property at this time and with property prices on the rise an investment in a Tura Beach property is worthy of serious consideration.<br />
On January 5-6 the Sydney Morning Herald ran an article by Saffron Howden on the debate about a possible bed tax as a result of the burden on the Byron Bay infrastructure when up to 20,000 people flocked to the town for New Year’s Eve celebrations generating  15 plus tonnes of rubbish. “We literally had thousands of people parking in their cars, sleeping in their cars in suburban areas. For a lot of residents we lost our town that night” said the Mayor of Byron shire.  The local Government Minister, Don Page, suggested a bed tax as a potential solution to the problem of stretched public resources in holiday villages such as Byron Bay, but this has since been ruled out by the Premier.<br />
Mr Andrew Jeffries, the general manager of the Tourism Industry Council NSW, has stated that the industry wouldn’t support a bed tax but he said a visitor economy rate  levied more broadly across businesses in each affected council area and funnelled into a dedicated fund administered by local businesses and stakeholders would be acceptable.</p>

Property Editor Stephen Nicholls of Domain.com.aureported on Monday 10th December that the strong weekend auction clearance rate in Sydney of 61.7 per cent recorded by Australian Property Monitors on Saturday – the biggest auction day since March – took many by surprise.  He commented that the interest rate cut from last week may have influenced buyers, with the prospect of having more money to spend and he thought it was interesting that 28.8 per cent of the auction sales reported to APM happened before auction day.<br />

The benefit of buying a property pre-Christmas for Purchasers is the opportunity to relax over Christmas, with the sale well underway and to possibly move during the holiday period, when they have more time.  They may find that vendors are more open to offers at this time as they are ready to settle. Banks are busy pre-Christmas and timing becomes tight, so Purchasers should always make their first offer their best offer and it is advisable to seek finance prior to making an offer. </p>

				<content:encoded><![CDATA[<p>From early September to late November each year whales migrate south from their breeding ground near Hervey Bay in Queensland to the waters of the southern oceans.</p>
<p>These whales and their newborn calves are able to be seen from numerous headlands around Tura Beach and Merimbula   or by booking a tour on board a whale watching boat that operates from Merimbula daily.</p>
<p>As numbers grow, this year is sure to be a bumper season. If time permits take our advice and book a tour. It is an amazing experience.</p>
